Real numbers, no guesswork: what 2026 mortgage rates mean for buyers in Redlands and the Inland Empire.
I get this question every single week. "Cristina, should I buy now, or should I wait for rates to come down?"
It is the most common question in real estate right now, and it deserves a real answer. Not a sales pitch. A real answer, backed by real numbers, from someone who has sold homes through every kind of market since 2001.
So let's talk about it.
Where Mortgage Rates Actually Stand Right Now
As of mid-August 2026, the average 30-year fixed mortgage rate is sitting around 6.5% to 6.7%. Fifteen-year rates are closer to 5.9%. The Federal Reserve paused rate cuts at its late July meeting, and most major forecasters, including Fannie Mae and the Mortgage Bankers Association, expect rates to hover in the 6% to 7% range through the rest of this year and into 2027.
Here is the part most buyers do not want to hear: the 3% rates from 2021 are not coming back anytime soon. Rates in the mid-6% range are actually an improvement from the 7%-plus rates we saw in late 2023. This is the new normal, at least for now.
If your plan is "I'll wait until rates drop to 5%," you could be waiting a long time. And waiting has a cost.
What Waiting Actually Costs You in Redlands
Here is what I remind my buyers. Mortgage rates change. So do home prices. Rarely do both drop at the same time.
In Redlands and across the Inland Empire, our inventory stays tight in the neighborhoods people want most, whether that is a charming craftsman near downtown, a family home in South Redlands, or an estate property with acreage and views. When rates ease even slightly, buyer demand tends to jump, and homes that were sitting for 30 days start moving in one week. That competition can push prices right back up, which cancels out whatever you saved on the rate.
There is also a strategy I walk almost every one of my buyers through: buy the home now, and marry the rate later. You can refinance a rate. You cannot refinance the fact that you missed out on the house, the school district, or the lot size you actually wanted. If rates drop in the next year or two, refinancing is a straightforward move for a well-qualified buyer. Finding the right home twice is not.
When Waiting Actually Makes Sense
I am not going to tell every buyer to jump in today. That would not be honest, and honest is how I have built this business for 25 years.
Waiting can make sense if:
Your income or job situation is not stable yet
You have not built up your down payment or reserves
You are relocating and need more time to understand the area
You genuinely do not need to move for another year or two

What Buyers Should Actually Focus on in 2026
Instead of trying to time the mortgage market like it is the stock market, here is what I tell my clients to focus on:
Get pre-approved now, even if you are not buying for a few months. This tells you your real budget and your real monthly payment, so you are not guessing.
Look at the total monthly payment, not just the rate. A slightly higher rate on the right home in the right neighborhood almost always beats a lower rate on the wrong home.
Ask about rate buydowns and lender credits. Many of my buyers are using seller-paid rate buydowns right now to soften the first year or two of payments. This is one of the most underused tools in today's market, and I negotiate for it often.
Watch the local market, not the national headlines. National mortgage news does not always reflect what is happening on the ground here in Redlands, San Bernardino, Highland, Loma Linda, Yucaipa, or up in Lake Arrowhead and Big Bear. My Honest Take
If you have found a home you love in Redlands and you can comfortably afford the payment today, I would not wait on rates. Buy the home. Build your equity. Refinance later if the opportunity comes.
