Curb appeal starts before a buyer ever walks through your front door, and your roof plays a bigger role in that first impression than most sellers realize. As a top Redlands REALTOR® and certified home stager, I've seen roof color alone shift how buyers feel about a home before they even park the car. Here's what's working in 2026, and what I tell my seller clients to consider before listing.

1. Neutral Grays and Charcoal Tones

Gray and charcoal roofing consistently tests as the most universally appealing choice for buyers. It's timeless, it complements nearly any exterior paint color, and it photographs beautifully for online listings. If you're re-roofing before a sale, a neutral gray or charcoal is almost always the safest and most valuable choice.

2. Warm Browns for Traditional and Craftsman Homes

For Redlands' many Craftsman and traditional-style homes, warm brown and driftwood tones feel authentic to the architecture. These shades pair beautifully with brick, stone, and warm exterior paint palettes common in our historic neighborhoods, and they signal quality and character to buyers touring in person.
