Thinking About Buying in Brea? Here's Why Orange County Buyers Are Choosing Redlands

Oct 12, 2026 · @Cristina Caministeanu

The short answer: Brea is a beautiful Orange County city, but the typical home there is valued at over $1.1 million. About 45 miles east, the typical Redlands home is valued at roughly $636,000. That is close to $480,000 less for a city with historic charm, top amenities, mountain views, and a real small-town heart.

If you are shopping in Brea and feeling priced out, or just wondering how much more home your budget could buy, this guide is for you. I have helped families buy and sell in Redlands since 2001, and I have worked across Orange County too. Here is what you should know before you buy in either city.

The headline: Brea moves fast and costs more. Redlands gives buyers a little more time to choose, and a lot more house for the money.

What Your Brea Budget Buys in Redlands

This is where the conversation usually changes. A budget that gets you a solid single-family home in Brea can open up a whole new tier in Redlands:

  • More space. Larger homes, bigger lots, and room for a pool, a casita, or an ADU.

  • Historic character. Craftsman, Victorian, and Spanish Revival homes on tree-lined streets.

  • Luxury estates. View properties in South Redlands and the hills, at prices that would be out of reach in much of Orange County.

  • Acreage. Horse property and land in areas like San Timoteo and Live Oak Canyon.

  • Breathing room. The option to buy for less, keep more in savings, or lower your monthly payment.

For luxury buyers, the difference is even bigger. A seven-figure budget in Redlands can buy an estate.

Lifestyle, Schools, and Commute

Brea buyers love its downtown, its parks, and The Tracks at Brea trail. Redlands offers its own version of all three, with a historic twist.

Lifestyle. Downtown Redlands on State Street has locally owned restaurants, coffee shops, and the Thursday night Market Night. Summer brings the Redlands Bowl Summer Music Festival, one of the longest-running free outdoor concert series in the country. Prospect Park, Sylvan Park, and the Orange Blossom Trail give you green space close to home.

Schools and education. Redlands Unified serves the city, and the University of Redlands sits right in town. Always verify school boundaries for any specific address before you write an offer.

Jobs and healthcare. Major employers nearby include Esri, the University of Redlands, Redlands Community Hospital, and Loma Linda University Health just minutes away.

Commute. Redlands sits on the I-10 with quick access to the 210 and 215. The Arrow train connects downtown Redlands to Metrolink in San Bernardino. If you will still commute to Orange County, test the drive at rush hour before you buy. If you work hybrid or remote, the math gets much easier.

My tip, wherever you buy: visit the neighborhood at 7:30 a.m. and again at 5:30 p.m. You will learn more in those two trips than from fifty listing photos.

What to Know Before You Buy: The Costs Beyond the Price

Whether you buy in Brea or Redlands, the price is only the starting point. Budget for these before you fall in love with a house:

  1. Property taxes. In California, expect roughly 1% of the purchase price plus local assessments. Some newer neighborhoods in both cities carry Mello-Roos or special district fees. Ask for the exact tax bill.

  2. Homeowners insurance. Wildfire risk affects coverage across Southern California, including both Brea and Redlands. Get insurance quotes during your inspection period, not after.

  3. HOA dues. Planned communities often have them. Older historic neighborhoods usually don't.

  4. Solar. Many Inland Empire homes have solar. Find out if it is owned, leased, or financed, and which net metering plan it is on. Leased solar transfers to the buyer.

  5. Older home systems. Historic homes are gorgeous. Check the roof, plumbing, electrical, and foundation carefully.

  6. Disclosures and inspections. Read every page. Ask questions. A good agent walks you through them.

Tip for buyers 55+: California's Prop 19 may let you transfer your current property tax base to a replacement home anywhere in the state. If you are selling in Orange County and buying in Redlands, talk to your tax advisor. It could save you thousands each year.

The smart move: get fully pre-approved, know your comfortable monthly payment (not just your maximum), and compare real recent sales, not just list prices.
