2. Waterproof Luxury Vinyl Plank (LVP)
LVP has come a long way. Today's high-end vinyl plank looks and feels like real wood, and it's fully waterproof. That makes it a favorite for kitchens, laundry rooms, and homes with pets or kids. If your home has dated tile or worn carpet in high-traffic areas, LVP is one of the best return-on-investment upgrades before you list.
3. Large-Format Tile in Bathrooms and Entryways
Small tile with lots of grout lines reads as outdated to today's buyers. Large-format tile, especially in soft neutral tones, gives bathrooms and entries a clean, spa-like feel. It's a small change that makes a big impression during showings.
4. Natural, Earthy Tones Over Gray
Gray flooring had its moment. In 2026, buyers are drawn to warmer, natural wood tones with subtle variation. It photographs better, it feels more welcoming in person, and it pairs well with almost any furniture style, which matters when your home is being staged for sale.
5. Carpet Only Where It Makes Sense
Buyers still expect carpet in bedrooms, but they want it soft, neutral, and fresh. Worn or dated carpet is one of the fastest ways to lose buyer confidence the moment they walk in. If your carpet is showing its age, replacing it before listing almost always pays for itself.
