Mortgage Rates at 7.4%: What Redlands Buyers and Sellers Should Do Now

Where Mortgage Rates Stand in Redlands Right Now

Mortgage rates just hit their highest level of the year. Freddie Mac's 30-year fixed average reached 7.40% for the week of October 8, 2026. One year ago it was 6.27%.

That gap is real money. On a $560,000 loan, 7.40% means a principal and interest payment of about $3,877 a month. At last year's 6.27%, the same loan was about $3,455. That's roughly $422 more every month.

I've sold real estate in Redlands since 2001. I've worked through 8% rates, 3% rates, and everything in between. Here is what I'm telling my buyers and sellers right now, and what you can do this week to come out ahead.

Payments are principal and interest only, 30-year fixed. Taxes, insurance, and HOA are extra.

Why Rates Are Up, and What to Watch Next

Mortgage rates follow the 10-year Treasury yield, not the Fed rate directly. Treasury yields have climbed to multi-decade highs this fall, and a hotter-than-expected inflation report on October 14 kept the pressure on.

The next big date is the Federal Reserve meeting on October 27 and 28. Most forecasters expect rates to hold near the 7% range through the end of 2026.

My advice: don't try to time the market. Nobody can call rates week to week. What you can control is your strategy, your negotiating position, and the home you choose.

What Redlands Buyers Should Do Now

High rates mean fewer buyers are shopping. That gives you leverage you didn't have two years ago. Here's how to use it.

  1. Ask the seller to buy down your rate. A 2-1 buydown lowers your rate 2 points in year one and 1 point in year two. A permanent buydown lowers it for the life of the loan. Seller credits pay for it, not your pocket.

  2. Compare a fixed loan with an ARM. Adjustable-rate mortgages often start lower than a 30-year fixed. If you plan to refinance or move within 5 to 7 years, ask your lender to run both side by side.

  3. Negotiate more than price. Closing cost credits, repairs, appliances, and flexible closing dates are all on the table in this market.

  4. Get fully pre-approved, not just pre-qualified. Sellers still pick the strongest offer. A solid approval letter makes your lower offer more believable.

  5. Plan to refinance, but don't count on it. Buy a payment you can afford today. If rates drop later, a refinance is a bonus.

The best part? Less competition. Homes that would have drawn five offers in 2021 may now sit long enough for you to negotiate.

What Redlands Sellers Should Do Now

Buyers are payment shoppers right now. The sellers who win are the ones who make the monthly payment easier, not just the price lower.

  1. Offer a rate buydown instead of a big price cut. A credit toward the buyer's rate can lower their payment more than an equal price reduction. Your lender partner and I can run the numbers for your home.

  2. Price it right from day one. In a high-rate market, overpriced homes sit. Then they need bigger cuts later. I use CRMLS data, not guesswork, to price every listing.

  3. Stage it to stand out. Fewer buyers means every showing counts. Through my company, Reveal Home Staging, I offer professional staging complimentary to my seller clients. My Highland listing on Easton Lane sold in under 30 days after staging.

  4. Market where buyers actually look. Professional photos, video tours, and Zillow Showcase put your home in front of more buyers. Showcase listings get 79% more views and 76% more saves on average.

  5. Expect negotiation, and plan for it. Build room for credits into your pricing strategy so you net what you need.

If your home expired with another agent, rates may not be the only reason. Let's look at pricing, presentation, and marketing together.

Frequently Asked Questions

What are mortgage rates in Redlands, CA right now? Redlands rates track the national average. Freddie Mac's 30-year fixed average was 7.40% for the week of October 8, 2026. Your actual rate depends on credit, down payment, and loan type.

Is October 2026 a good time to buy a home in Redlands? It can be. Higher rates mean less buyer competition and more room to negotiate seller credits and buydowns. The right time is when the monthly payment fits your budget.

Should I wait for rates to drop before selling my Redlands home? Not always. Waiting often means more competing listings when rates fall. Many sellers do better offering a buydown now than competing with a crowded market later.

What is a 2-1 rate buydown? A seller-paid credit that lowers the buyer's rate by 2 points in year one and 1 point in year two. The rate then returns to the original note rate.
