Redlands Housing Market Update: October 2026
The Redlands market is not crashing. It is not on fire either. It is balanced. And in a balanced market, the details decide who wins.
I am Cristina Caministeanu, Redlands Luxury Real Estate Expert with 25+ years and 1000+ Homes Sold. Every month I break down the numbers so you know exactly where you stand. Here is what October 2026 looks like.
Redlands Home Values Are Holding Steady
The typical Redlands home is now valued at about $635,663. That is up 1.2% over the past year, according to Zillow.
That is slow, healthy growth. No bubble. No free fall. Homeowners in Redlands are still building equity, just at a calmer pace than the frenzy of a few years ago.
Homes are going pending in around 23 days on average. Well priced homes still move fast. Overpriced homes sit.
What the 92374 Numbers Tell Us
ZIP code 92374 gives us a clear picture of the shift. In early October, there were 46 active listings and only 8 pending sales. That is a pending to active ratio of 0.17, which points to a balanced market.
Over the last six months, the median closed price in 92374 was $585,000 across 280 sales. Most homes sold between $489,000 and $696,500.
What does that mean for you? Buyers have room to compare. Sellers have to earn the offer.
Mortgage Rates Are Back Above 7%
This is the big story this fall. The 30-year fixed rate crossed 7% in late September for the first time since January 2025. Freddie Mac had it at 7.28% on October 1, and Zillow showed 7.14% on October 19.
Higher rates shrink buying power. Some buyers are waiting. The serious ones are still out there, and they are negotiating harder.
In the luxury segment, I see something different. Many of my luxury buyers pay cash or carry large down payments. Rates matter less to them than finding the right estate.
New Housing Is Coming to Redlands
On October 15, the Redlands Planning Commission approved a 194-unit apartment community at San Bernardino Avenue and Texas Street. Construction could begin in late 2027.
This week, the commission is reviewing a proposed 255-home development near the 210 Freeway. New supply takes years to deliver. It will not change resale values overnight. But it shows Redlands is still a city people want to live in.
What This Means for Redlands Sellers
In a balanced market, you cannot just put a sign in the yard and wait. Here is what works right now:
Price it right from day one. The first two weeks get the most attention. A price cut later costs you more than pricing right upfront.
Stage it. Buyers compare. A staged home wins the comparison. That is why I include complimentary staging through my company, Reveal Home Staging, for my seller clients.
Be ready for credits. Many buyers will ask for help with their rate. A small seller credit for a rate buydown can beat a large price cut.
Market to the right buyer. Luxury homes need luxury marketing. Professional photos, video, and targeted reach matter.
What This Means for Redlands Buyers
You have something you did not have in 2021. Leverage.
More homes to choose from
More room to negotiate price, repairs, and credits
Less chance of a bidding war on most homes
Get pre-approved, know your monthly number, and ask about rate buydowns. If rates drop later, you can look at refinancing. You cannot go back and renegotiate the price.
