What $730K Gets You in Redlands Right Now

What $730K Gets You in Redlands Right Now

Here's something worth knowing: $730,000 is exactly the median listing price in Redlands right now. That's the market's midpoint, which means half the homes available are priced at or below it. I've been selling homes here for over 25 years and I still get excited when a buyer realizes how much this city delivers at this price point.

The Numbers

Median listing price (April 2026): $730,000 Price per square foot: $348 to $397 Average days on market: 55 to 77 days Sale-to-list ratio: 98.36%

The market is balanced right now. Homes are getting close to asking price, but there's room to negotiate. In my experience, this is one of the better windows to make a move.

South Redlands: The Most For Your Money

This is where $730K has the most purchasing power and honestly one of my favorite parts of town to show buyers. The median sale price here recently came in around $697K, so your budget puts you above the neighborhood midpoint. Expect 3 to 4 bedrooms, 1,800 to 2,400 square feet, and generous lots with mountain views. Tree-lined streets, proximity to the Redlands Country Club and Ford Park, and a neighborhood feel that's hard to find anywhere else in the Inland Empire.

Downtown Redlands: Historic Charm, Walkable Life

At $730K you're buying into the historic fabric of the city. Craftsman bungalows, Spanish-style homes, architecture that simply doesn't exist in newer IE cities. My office is right in the heart of Downtown, so I know this area as well as anyone. These homes hold value beautifully because supply is limited and demand never really goes away.

Northwest Redlands: Newer Construction, More Square Footage

If square footage is the priority, this is your neighborhood. The median here tracks around $655K, so $730K puts you in the upper tier. Think 2,000 to 2,800 square feet, open floor plans, updated kitchens, and family-friendly yards. Less historic character, but a lot of home for the money.

What You Can Expect at This Price

Across Redlands at $730K, buyers typically get 3 to 4 bedrooms, 2 to 3 bathrooms, 1,800 to 2,600 square feet, a private yard, a 2-car garage, updated finishes, and access to top-rated Redlands Unified schools. One thing I offer that most agents don't: professional staging through my own company, Reveal Home Staging, at no cost to my sellers. A well-staged home sells faster and for more money. I've seen it hundreds of times.
