What $700,000, $900,000, and $1.2 Million Buys You in Redlands Today
Wondering what your budget really buys in Redlands, CA? I get this question every week. Here is the real answer, based on the current market and homes I am selling right now.
I am Cristina Caministeanu. I have sold real estate in Redlands since 2001. Prices, styles, and neighborhoods change block by block. So let me show you what $700,000, $900,000, and $1.2 million looks like today.
Redlands Home Prices in 2026: The Market Snapshot
Before we talk budgets, here is where the Redlands housing market stands.
According to Redfin, the median sale price in Redlands was $652,068 in August 2026, up 2.0% from last year. Homes sold in a median of 38 days. They closed at 99.9% of list price. And 43.5% of homes sold above asking.
Zillow shows a typical Redlands home value of $635,663, with homes going pending in about 23 days.
What does that mean for you? Well-priced homes still move fast. Buyers who come prepared win. A budget of $700,000 or more puts you above the Redlands median. That gives you real choices.
As a rough baseline, Redlands homes are averaging about $349 per square foot, according to Movoto. Luxury, historic, and view homes price higher per square foot, so treat that number as a starting point.
What $700,000 Buys in Redlands
At $700,000 you are shopping above the Redlands median. That means updated single-level homes, bigger lots, and family-friendly streets in the Redlands Unified School District.
Here is what that looks like right now in my active listings.
302 S San Mateo Street, South Redlands | $719,000
3 bed, 2.5 bath, 2,151 sq ft on a 13,125 sq ft lot. Single-story ranch built in 1979. New LVP flooring, new baseboards, fresh paint, and dual-pane windows. The backyard has garden beds and mature fruit trees. Close to shopping and Downtown Redlands.
161 Channing Street, Redlands | $759,000
3 bed, 2 bath, 2,056 sq ft on a 10,000 sq ft corner lot. Vaulted ceilings, gas fireplace, and an in-ground pool. Mature citrus trees and mountain views. One block from Redlands Community Hospital and close to Loma Linda University and the 10 Freeway.
7904 San Benito, Highland | $799,000
Need more room? This 5 bed, 3 bath home offers 3,138 sq ft on a 0.33 acre lot. Redlands Unified School District. No HOA. Downstairs bedroom and bath, upstairs loft, oversized covered patio, newer dual A/C units, and a Tesla charger. Space for a pool, ADU, or RV parking.
The takeaway: at this price you can find a pool, a large lot, and updated interiors. You can also find a five bedroom home a short drive from Redlands.
What $900,000 Buys in Redlands
Nine hundred thousand is where Redlands gets exciting. You move from a good home to a great one. Expect more square footage, newer construction, and more lot.
A recent example from my own sales shows the level of home this budget can reach. 25624 Cottonwood Road in Loma Linda, minutes from Redlands, sold at $962,500. It was brand new construction with a 4 bed, 4 bath main home at 2,617 sq ft, plus a separate one bedroom ADU with its own laundry. No HOA. No Mello Roos. Next to a park and close to Loma Linda University Medical Center.
That ADU is the kind of feature that changes the math. It can house family, host guests, or bring in rental income.
I do not have an active Redlands listing at exactly $900,000 today. But new homes hit the market often, and the best ones go fast. If this is your range, tell me what matters most and I will set up a custom search so you see new Redlands listings first. Start my custom home search

Which Budget Is Right for You?
Choose $700,000 if you want a move-in ready Redlands home with a pool, a big lot, and Redlands Unified schools.
Choose $900,000 if you want newer construction, more space, or an ADU for family or income.
Choose $1.2 million and up if you want custom architecture, a resort-style backyard, and a luxury Redlands address.
Whatever your number, get pre-approved first. In a market where nearly half of homes sell above asking, a strong offer starts with a strong lender letter.
